Story so far .....

So we finally decided to build after a looong research of the established property market. Didn't take much time for us to realize established house is not with in our means and not to our liking. So there we go .... Started off with a set of must-haves in our new home location wise and home features wise and obviously there is this budget :)

Many drives around new estates of Melbourne west and north-east ... trying to find out a place where it fits with in our budget yet still giving most of what we want as a family with young kids... It didn't take too much of time to find the location that perfectly strikes a balance between our hip pocket and must-haves.. Husband was 100% sure the moment we entered the estate, but somehow it took while for me to realize that's what I wanted. There is a nice balance of what is readily available from the day we start living , and what could improve over time , which in our view is directly proportional to capital growth. Unlike many new estates, this place has most of what suits US with young kids.

While the land settles , we also started looking around builders/floor plans etc. Again this also didn't take too long luckily, we found the "almost" perfect home that ticked most of OUR needs & wishlists. Yet again husband was so sure the very first time. But in my case lots of going back and forth and then again back to square one, realizing that this is good value for money of them all ..... after a careful comparison of builders inclusions, features  and upgrade options with other floor plans.

So here is what we choose to build - the Vetra43 from Carlisle Homes.

We customized their standard floor plan slightly to suit our lifestyle and here is the final draft.

First Floor

This is how our house sits on the block. We were very lucky to find a block that is really wide (18m wide 32m deep). Meaning which we can have a nice big home yet enjoying really decent side yards on both sides.
Only regret is the back yard is going to be slightly smaller than what we wanted with front setback of about 5m.  But that's not a very big issue considering the lot more flexibility that our side yards are offering for now and also for future. And we are going to have lovely views of both of our side gardens , with the perfectly positioned windows in kitchen and meals area. Meaning I can still watch kids playing there while cooking or enjoying a coffee from dining area. That's definitely a PLUS for us :).

And here is our front landscaping plan, which could change later.

That's it for now. I will put together a list of our selections in the next post ....
